WHAT WE DO
At Ruck Holdings, we typically buy properties from local, private investors in the $1-$10 million range. Most of the sellers we work with have owned properties for several years or decades. Pricing is always of utmost importance to sellers, but other factors have been critical to some sellers we’ve worked with including:
Dealing in good faith
The deal closes at the price and terms that we “shook hands” on. We conduct business that begins from a place of mutual respect and we don’t play games.
Selling the property as-is
We know that every property is going to have some “issues” whether they be necessary repairs, problem tenants, vacancy, environmental, etc
Maintaining Business Operations on site
Many sellers have operated their business at the property and want to continue to do so, sell the business separately, or slowly phase the business out.
Capital Gains Taxes
We have structured purchases in ways to lessen or limit the tax burden on the seller. These include installment sales (seller financing), property management to purchase agreements, joint venture/percentage ownership agreements
Seller Legacy
Long term owners often attribute sentimental value to their property and want to leave it in good hands. We are happy to engage in those conversations to see if seller consider us to be good candidates to purchase.
